Message from Executive Director Buddy Rizer: 

 

When you drive through many established markets, you see places that were largely built decades ago. Retail corridors filled out years earlier. Office districts shaped by past economic cycles.

 

When you drive through Loudoun County today, you’re seeing something different.

 

You’re seeing a community in the middle of a deliberate evolution.

 

Loudoun has always balanced tradition with progress. Our rural west, our agricultural heritage, our historic towns; those are the things that make us special. They are part of who we are, and they matter. At the same time, we have made a conscious decision to strengthen our commercial economy so we can provide the level of services, schools, parks, transportation, and amenities our residents expect while maintaining one of the lowest tax rates in the region.

 

That balance is not theoretical. Thanks to sustained commercial growth, Loudoun has reduced its real property tax rate by 48 cents and significantly lowered the car tax. Commercial investment has allowed us to build schools, expand parks, improve roads, and support public safety, all without shifting the burden onto homeowners.

 

Now, with Metro service in place at Ashburn, Loudoun Gateway, and Innovation Center, we are entering the next phase of that evolution.

 

These stations are not endpoints. They are anchors for transit-connected, walkable districts designed intentionally from the start. They are not retrofits of aging suburban models, but thoughtfully planned neighborhoods where people can live, work, and gather.

 

Projects like Rivana at Innovation Station, Silver District West, and Loudoun Station reflect that vision: high-quality office, residential, retail, and public space integrated into connected, mixed-use environments.

 

The infrastructure is in place. The planning and entitlements are secured. The market fundamentals are strong. What accelerates development is commitment.

 

In Loudoun, progress follows partnership.

 

Companies have the opportunity not just to lease space, but to help shape districts. To influence design, environment, and experience. To align their growth with a community that is actively and responsibly building its future.

 

This is about continuing a long tradition of thoughtful growth, honoring our rural heritage while building a strong commercial base that sustains quality of life for everyone who calls this place home.
